Overview

The NYC Rent Fairness Heatmap is a data-driven tool designed to provide renters with clear, transparent insights into fair rent levels across New York City neighborhoods. Using Zillow’s ZORI (Zillow Observed Rent Index) data, the platform visualizes rent fairness through an interactive heatmap that allows users to quickly compare areas and identify neighborhoods that may be overpriced or underpriced.

By translating complex housing data into an intuitive, beginner-friendly interface, the tool empowers renters to make informed decisions about where to live. Beyond individual use, it also supports broader community awareness by highlighting patterns in rental pricing, helping users better understand affordability trends across the city.

Problem Statement

How might we make rent distribution transparent and data-driven so everyone feels the split is fair?

What’s the problem?

NYC rent is among the highest in the U.S., and continues to rise.

Many renters don’t know if their rent is fair compared to other neighborhood averages.

Lack of transparent, easy-to-access rent data for renters.

Overpriced rents contribute to financial stress and inequality.

Our Aim

Provide renters with transparency about fair rent levels in NYC neighborhoods.

Visualize rent fairness on an interactive heatmap for quick understanding.

Highlight overpriced or underpriced areas to help renters make informed decisions.

Use data-driven insights from Zillow ZORI to inform users and communities.

Make the tool accessible and beginner-friendly, so anyone can explore rent fairness.

By leveraging Zillow’s ZORI data and presenting it through an intuitive interactive heatmap, the tool bridges the gap between raw market information and real-world decision-making. It not only helps individuals identify potentially overpriced or underpriced neighborhoods, but also fosters broader awareness of affordability patterns across New York City. Ultimately, the platform promotes transparency, supports smarter housing choices, and contributes to a more informed and equitable rental landscape.
